Each page below explains what the work involves in the Lowcountry, what to ask, and what it tends to cost.

  • Full replacement. Tear-off first, then any rotten decking fixed, then a complete new roof from the underlayment up. See full roof replacement.
  • Storm damage. Tropical gusts lift shingles, bend flashing and drop limbs. A roofer can photograph it and price the fix while the claim stays yours. See storm and hail damage.
  • Metal roofs. Exposed-fastener panels and standing seam both suit the coast if the metal and fasteners fit salt air. See metal roof replacement.
  • Shingle roofs. Architectural and wind-rated shingles cover many suburban homes, often under HOA color rules. See shingle roof replacement.
  • Repairs. A loose flashing seam or a few missing tabs may not justify a whole new roof. See roof repair.

Let the Roof Decide

You don't need to know the right label before you ask. A few rough guides help, though.

If the trouble sits in one spot, such as a stain under a chimney or a strip of shingles gone after a squall, a repair is often the first thing a roofer prices. If problems show up all over, with curling, bald patches and grit in the gutters, replacement usually enters the conversation. After a named storm, start with the storm page so you know how documentation and your policy fit together.

Historic homes follow their own logic. In the Old and Historic and Old City Districts, the City's roofing policy leans toward repairing original roofs, and standing seam is expected to keep hand-crimped seams. Talk to City preservation staff before choosing a new material.

Still unsure? The repair-or-replace checker asks five quick questions, and the cost calculator gives a rough range for shingles or metal.
