New Roofs Across North Charleston, SC
North Charleston is its own city, with its own mayor and its own permit office, about 10 miles north of downtown Charleston. It stretches across three counties, Charleston, Berkeley and Dorchester, which is worth remembering when paperwork comes up.
It is also the biggest town we cover. The 2020 Census counted 114,852 residents, and the 2025 estimate climbs to 129,245. Roofs here run from decades-old originals to brand-new ones.
Homes, Owners and Landlords Here
Census QuickFacts shows 49.8% of homes in North Charleston are owner-occupied, so roughly half are rented. Landlords can request an estimate the same way; just note on the form that it's a rental. Tenants should take roof problems to their landlord or property manager.
The median owner-occupied home value is $302,200 and the median household income is $62,956. On a tighter budget, the real question is often whether a repair buys a few honest years. Many older homes sit near Park Circle, where a tear-off can turn up an extra layer or soft decking, so ask how the estimate prices those surprises.

Roofing Help Available in North Charleston, SC
- Full replacement. The roofer removes the worn roof, inspects the deck and quotes everything from underlayment to ridge. On older homes, ask for a per-sheet decking price.
- Wind and storm damage. A roofer can document blown-off shingles or a limb strike with photos and a written scope.
- Metal roofs. Exposed-fastener panels sit at the low end of metal pricing and standing seam at the top. Ask which fits your house.
- Shingle roofs. Three-tab and architectural shingles cover a wide price spread. Ask what wind rating the quoted shingle carries.
- Repairs. A slipped shingle or cracked vent boot is often a repair job, not a reason to replace.

The 98 mph Gust at the Airport
When Hurricane Hugo struck in September 1989, the National Weather Service recorded a 98 mph gust at the North Charleston airport. The Category 4 storm came ashore at Sullivan's Island near midnight on September 21–22, and its winds reached well inland.
Since then, Matthew in 2016 and Dorian in 2019 brought hurricane-force gusts to the area, and Ian came ashore near Georgetown in 2022. All three became federal major disasters naming Charleston County. In 2024, Helene's tropical-storm-force winds brought down trees across the Lowcountry. After a big blow, a quick look in the attic for damp spots is worth the trip.

Permits Come From City Hall, Not Downtown
City of Charleston permits do not apply here. Building permits come from the North Charleston Building Inspection Department, through the One Stop Shop at City Hall. The permitting lines are 843-740-2562, 843-740-2564 and 843-740-2569.
The city pages we read don't say how a re-roof is handled, so call the permitting line before work starts, and get it in writing that the roofer pulls any permit required.
What a North Charleston, SC Roof Costs
Nobody publishes a North Charleston price list, so these are South Carolina averages for 2026, per square foot of roof surface with removal of the old roof included. The real number comes from the roofer's estimate.
| Cost row | Figure | Source (year) |
|---|---|---|
| South Carolina 3-tab shingles, per sq ft | about $4.70 | RoofObservations, 2026 |
| South Carolina architectural shingles, per sq ft | about $5.15 | RoofObservations, 2026 |
| South Carolina premium shingles, per sq ft | about $6.40 | RoofObservations, 2026 |
| South Carolina exposed-fastener metal, per sq ft | about $6.90 | RoofObservations, 2026 |
| South Carolina standing-seam metal, per sq ft | about $10.65–$14.25 | RoofObservations, 2026 |
Extra layers to haul off, rotten decking, steep or broken-up roof shapes and higher-end materials move a job up the range, and the permit may be listed separately. Plug your home's size into the cost calculator, or see how estimates break down in the cost guide.
A Local Option for North Charleston, SC
We are not roofers. This site hands your request to a single independent local roofer, who does the inspection, sets the price and writes any contract with you. Roofers may pay us for an introduction like this. Homeowners and landlords pay us nothing, and we offer no gifts, credits or rebates.
North Charleston began as a plan: in 1912 a group led by former Charleston mayor R. Goodwyn Rhett bought 4,650 acres, and William Bell Marquis drew a hub-and-spoke layout around a circular park, today's Park Circle. The city incorporated in 1972, and the Navy base ran here from 1902 to 1996.
Two Quick Checks Before Anyone Visits
Confirm your address with the area check, then take the five-question quiz on repair versus replacement.
Before signing with any roofer, run through this list:
- LLR search. Find the company on the SC Department of Labor, Licensing and Regulation website. The state expects registration for residential roofing jobs over $500.
- Insurance. Ask for proof of liability coverage, plus workers' compensation when the roofer has staff on payroll.
- Written warranties. Get manufacturer and labor warranties on paper, and ask the roofer to register the manufacturer's.
- Local footing. A local business address and recent references you can phone are fair to ask for.
- Payment. Insist on an itemized contract, and be wary of cash-only or full-price-first demands.
Questions Asked in North Charleston, SC
Is North Charleston part of the City of Charleston?
No. North Charleston is a separate city that reaches into Charleston, Berkeley and Dorchester counties. City of Charleston rules, including its historic-district roofing policy, do not govern roofs here, so ask North Charleston's own offices about local requirements.
Who do I call about a roofing permit in North Charleston?
The Building Inspection Department, through the One Stop Shop at City Hall, at 843-740-2562, 843-740-2564 or 843-740-2569. We found no published rule on re-roofs, so call before work starts and have your roofer confirm it will pull any permit required.
I rent out a house here. Can I request an estimate?
Yes. Mention that the home is a rental and whether a tenant lives there, so the roofer can arrange access. Nothing of value goes to owners, tenants or property managers for using the site; it is simply a free way to reach one roofer.
Can a roofer negotiate my insurance claim for me?
No. South Carolina does not let contractors represent you or negotiate a roof claim, and they may not pay or waive your deductible either. A roofer can photograph damage and write an estimate; the back-and-forth over the claim is between you and your insurance company.
